Small buildings, looked after properly
Service and maintenance for Yakima shops, offices, clinics and light industrial units.
Packaged units and splits
Most small commercial buildings here run on packaged rooftop units or on a handful of split systems that were installed at different times. The first visit records what is actually there — make, size, age and condition — so the next call starts from a list.
Faults are diagnosed with instruments and priced before the work. Where a unit is finished, we say so and show you what replacing it involves rather than repairing it twice.
Who calls us
- Shops and cafésDoors open in summer, a counter that has to stay comfortable, and equipment that cannot be noisy during service.
- Offices and clinicsZones that disagree, schedules left from a previous tenant, and rooms that need steady conditions.
- Light industrialUnit heaters, ventilation and dust that loads filters faster than anyone plans for.
- Agricultural officesSites where dust and smoke both arrive seasonally, and filtration has to be planned rather than reactive.
Timed to the seasons, not the calendar
Cooling checked before the heat, heating before the cold, and filters on an interval that matches how fast they actually load on your site — which on a dusty or smoky summer is not the interval printed on the box.
Each visit is written up per unit so you can see what has changed and plan replacements rather than react to them.
When the air outside is bad for a week
Businesses with customers and staff inside get asked what they are doing about it. The honest answer for most small buildings is a short list: a better filter the unit can actually carry, the fan run continuously during occupied hours, outdoor air dampers reduced to the minimum the building needs, and doors that close properly.
We will set those up and tell you what they will and will not achieve. We do not sell air-quality guarantees and we do not make health claims.
